Not all states allow/recognize Series LLCs.

Must be nice with no skin in the game - - at least your profile is devoid of any credentials to position oneself thus.It's an imperfect world and moral arguments are hollow at best. 

Once I have done many pro formas I am starting to be able to recognize an outlier.My biggest concern right now is finding good deals that don't need a ton of work - mainly looking on the MLS I feel I have lot of competition and the greatest deals are rare.

My private lender is on title with me and I am recognizing that this may cause issues later when it comes to refinancing in terms of excise tax and loan terms.  

So he did a public filing of the contract, explaining this way, it's the only contract recognized.

Also, they do buy/operate rentals on the south side so I do recognize that you have to be careful about that.

I recognize that there is a sort of vibe in the real estate marketing world that spam is harmless and maybe even necessary to be competitive, but I am an OG techie and outside of the "wolfish" real estate sales world, spamming is usually seen as a slightly shady thing to do.

It was hard to be so far away from the home (we live near Monterey) and it just is not there yet with ppl recognizing the potential.

If you consistently analyze properties, it will be much easier to recognize a good deal when it shows up.
