The added bonus is that if there are already other active agents, more likely than not you can shadow a few of them and possibly also help out during their open houses or listing appointments so you can pickup a few clients here and there.

Hello Community, I'm seeking advice on how to approach an investor in my hometown who's looking to sell a list of properties, some of which are near one I already own.

I am looking at a property here in FL that is listed as a single family for 470k but is functionally a triplex (3/2 house with a guest house in back that has 2 units, one is a 1/1 and the other is a studio, both units in guesthouse have kitchens).

At that time, it was listed for almost $800k, more expensive than other comps.

Many companies are offering STR coverage.I will also say don't listing to a single person who tells you AirBNB and VRBO 1m dollar guarantee is insurance.

We have a long list of contacts that we funnel deals through/from.

Developer could not complete escrow and property fell out of contract.I need help deciding on whether to try an list again and sell OR to hold and wait out the higher interest market for rates to drop with hopes of higher offers OR to develop the site myself and build it out.

From what I've seen of their listings, they're typically only considering tax, insurance, and property management. 

We are looking at 350-400K listings with 10-20% down depending on the numbers and otherwise what questions should I be asking?
