After reviewing the terms of the Section 121 Exclusion, I'm pretty confident that I qualify for the exclusion.  

There are some exclusions mentioned but I haven't found anything about VA loans so far.

.- Section 1, 2, or 3- Agency disclosure statements (1 if between two different brokerages, 2 if 'in house', 3 if agent is a principle in the deal)-Agency Relationships- There were a lot of questions on exclusive right to sell vs exclusive agency.

If there was already a buyer and they entered into an agreement with an agent you may still be able to do the deal but the seller would have to now pay a commission (assuming exclusive right to sell agency)

I did a quick check and there are about 50 options to choose from under 120k SFR, almost exclusively in North Las Vegas around I15.

I know that we don't meet the exclusion of capital gains because it's been less than 2 years and we don't meet any of the special circumstances.
