What kind of returns can one expect? 

I'm not here to plug it, but to get an idea of what kind of content the BP community would find useful. 

I recently did it and I kind of wish I could go back to the way it was.

Echoing what others have mentioned, we'll need to take a look at your credit scores/history, and then also talk about possible co-signers if you want the best rate.As for down payment, that really depends on what kind of property, purchase price, types of rents, etc. 

They can't pay their rent and they aren't eligible for a mortgage, don't put yourself in that kind of position.

But I have to believe, if this is a major installation, there is some kind of community relations or public affairs office where the locals can call and ask to be referred to the 'proper channels'. 

If you have 110k into the house and get 1300 in rent then you meet it . 1% of purchase price of 110k is 1100 and you are over that .. but that’s kind of a basIc preliminary for a quick reference because now you start looking at expenses .

Hi all, I have some questions about using the 1031 like kind exchange to avoid some of the taxes I could incur.I closed on my first home a week ago. 

@Frank JiangListen, no ones here to listen to anyone’s personal attack on what kind of person this man is and how horrible his lifestyle is etc. instead of attacking him and discouraging him perhaps offer up some useful advice and let him decide what to do with it.  

Those kind of skills and knowledge will be incredibly valuable as an investor.
