Would put me comfortably below 80% LTV.I wouldn’t bother refi’ing to a higher rate if you’re already cash flowing and just need to drop PMI.

Most mortgage companies consider anything above 760 to be great credit and gives you the best rate.Then it’s usually something like 700-760 is a different rate and below that is a different rate etc

My typical lender sent over these refinancing requirements, and I'm not sure they are typical:1.You must have 6 months in reserves for the subject property and an additional 2 months reserves for every other property you own.2.You can have a total of 6 properties financed.3.On a refinance the loan-to-value must be below 75%.4.There is a minimum loan amount of $50,000.Let me know if I'm way off base or seem to be missing something.

@Bella KaufWeather-- if it gets below 20 degrees, I get calls about the HVACs not working (they are, it's insanely cold), and then you have to worry about pipes freezing.. and then when it gets super hot, you similar calls about it not working again (it's working, it's hot outside!)
