There are lots of reasons for this: no down payment; no job history; unstable employment situation (frequent transfers, for example); does not want to maintain/rehab a home; wants to live in a nicer area than buying would allow; ETC.We have some older women who could afford to buy, but like being able to just call us if something goes wrong rather than hunt down their own repairman and pay the bill out of their pocket.

It would be rare for the lady to continue paying taxes on the building if she was foreclosed on...those being foreclosed on often can be psychologically unstable and volatile... paying property taxes usually is no where on their radar.

you can find it pretty easy in very rural areas were jobs are extremely weak.. pretty much any sub 30k pop town 1 hour from a major msa in the mid west this can be done.issue there is different than high risk inner city crime etc.. its just more houses than peeps and very low incomes lead to very unstable tenant base.. but you can get lucky.. many do.

I would say any kind of cracks that can potentially get worse, water marks of penetration that can potentially grow mold, things not up to code like hanging wire that is not capped, unstable front porch steps, railing.. things that need to be replaced like windows, doors..
