The advice he gave me was - if you're going to move your properties into an LLC, don't draw any unwanted attention to yourself by paying your mortgage on time all the time.

I would reach out that you buy unwanted investment properties .hit them 5-7 times.

However, when they will sell your mortgage to another company they will transfer all that information too to the new lender.It is very unpleasant for people who are trying to keep good privacy practice but unfortunately if you want a loan you have to abide by their rules.

There is a reason they aren’t allowed on most insurance plans and statistics while maybe unpleasant don’t lie.  

Any other options to avoid an unpleasant situation down the road?

Easiest way to remove an unwanted guest is to talk to the police and put them on a "no trespass" notice. 

One of the ways we add value to a seller is getting rid of the unwanted belongings (junk) in house after they leave.

If you rush maybe everything goes smoothly, or maybe it will cost you more money out of your pocket to remove an unwanted tenant.
