The process is Unlawful Detainer and can take 60 days.In such cases, IMO the possession is more important than lost rents, so I typically look at their security deposit and offer to "refund" some or all of it in exchange for the keys.

Of course it is required before you can start the eviction process, but until you file with the court for unlawful detainer/eviction and the judge upholds your claim, you have not yet evicted them.
