My understanding is you get a slightly better cash on cash return with a mortgage, but I don't see the point in taking on the extra interest right now when I don't have to. I

For any property management company that you reach out to, I would suggest asking about their processes and background in that market.

I can only speak on the DSCR industry, but I always tell clients "if the loan is over $250k, expect closing costs to range from 2-3% of the loan amount if a broker is included".The question comes down to is the rate you're buying down worth the costs?

Subject To is a great way to do investing, I just want you to do it the right way and stay out of trouble.

The short term market here is saturated and long term rentals are sitting on the market...there is just such a huge number of rentals on the market for what we are used to.  I
