I've never attended his seminars and I cant stomach the advertisement-filled bad stock market advice I heard on a podcast of his (is the crash still coming?)

Maybe they thought they would be the "good guy" or maybe they didn't have the stomach for it or maybe they were fulfilling some friendship they did not previously have.In April we saw people vowing not to charge rent during the pandemic and others regretting that they had not moved forward on evictions when they should have.

Not a bad idea if you're job is providing you more than enough income that you can stomach a cashflow-negative rental.

The area I'm looking to buy has solid population growth and is a middle class town 30 minutes outside NYC.I could go for higher returns by going into less desirable areas in a nearby city but am not sure I have the stomach for it.

If you can stomach the renovation of an older property to make it modern and still be able to cash flow, than the age doesn't matter as much.

When you add in mortgage pay down and some appreciation you can eke out a decent return but it can be stomach churning on the ride.Don't expect a lot from your call with the PM.
