And to clarify, sellers do 'pay' to sell their home in reality and on paper, they pay Realtors on both sides (usually), Owner's title insurance, doc stamps, etc....but they don't typically have to bring money to closing unless its a short sale or other negative equity situation.

I just switched from post cards (1 wholesale deal out of 200+ post cards) to letters (Handwritten font, white notebook paper, #10 envelope, stamps, regular mail) so we'll see how the response to that goes!

I've been wanting to buy in London but as an American the financial requirements are astronomical between lending, different taxes for being a foreigner and owning multiple properties, the stamp duty etc.
