Are you acquiring properties this far out because the numbers look ok and the property is available and the seller is willing or because there is a guaranteed spread in it for you?

I could put all this info into an excel spread sheet, but watch as peoples eyes gloss over.

When thinking about the cost of the property, how much rent to charge, how much money to put down at first, analyzing cash flow, and hiring someone to manage the property professionally, a building with four homes could give better cash flow and spread out risks more.Good luck!

What if a tenant accidentally starts a fire that spreads and causes damage to other homes in the surrounding neighborhood?

Keep them in a spread sheet with the company name and phone numbers.

This is both a plus for WL (the investment returns are normally a lot less risky) and a minus (you need to pay fees so this whole well you will make the spread plus a hefty return is not even close to certain). 

You will get a deal with enough marketing but you might not get there if you are spread thin without luck (positive side of variance).
