The construction cost has been soaring in the last 3 years in the Bay area (I work in the corporate construction industry and our project management office is forecasting 10% escalation in all of the MEP trades in this year).

Likely: They wanted to leave, went out and looked at the market and realized they can't find anything better, so are now looking for a way to make ends meet.

We work in most cities near the metro, so are very interested in city specific programs as well.

I agreee that unlicensed wholesalers are dangerous, but so are licensed brokers.

Our housing prices are lower here, but so are our salaries.

Question: Should I consider creating an LLC and move the Duplex into that LLC and if so are their complications on transferring or selling this to the LLC - I'm sure their are but I'm looking for things to consider and or ask a financial adviser as I don't know what I don't know.  

Prices are much higher there than Cortland but so are the rents.

Also, I have no idea how much damage pet can do as I have no pets myself, so are these pet rates enough?

Some ways to do so are through inspections, contracts, Title insurance and etc.
