What part of town, and how did you settle on that?

If you don't know who they are you can't approach them to clear the cloud, but a quiet title settles things all in one fell swoop.

Right now you can get 5% on a high interest savings account while you wait for the market to settle down a little bit more.  

I have paid/settled everything and have few credit cards and my fico is in the low to mid 600s.I have pretty decent income ($400K+) and am interested in starting off small.

The basics of real estate remain the same wherever you decide to settle/invest. 

Regular inspection for cracks and damage is prudent.A reasonably affordable reset if there are settling or damage issues.

In one case the seller just failed to show at settlement, sent his attorney to say he wasn't going to settle. 

However, you don't have to settle for it, as you could get yourself a nicely profitable investment.
