You may also have the owners stay on {part-time} for a season or two to help train the new management (you).Acquire the hard assets:  In this scenario you would only purchase the real property and those hard assets (docks, boats, etc.) that you deem would be beneficial.  

I would say a lot of it is based on their training or their resources that they utilize to complete your taxes.

I know it's not what you want to hear, but people will treat you the way YOU train them to treat you.

I prefer to NOT work with large banks, looking for small to mid sized direct lenders or mortgage brokers with training.

I have been looking into different training programs for unique investment strategies and the Tax Delinquent Blueprint run by Jason Palliser is an interesting one I've come across.

From my limited research - getting the concrete slurry perfect is tricky, training your labor, and training your building dept on how to approve/inspect are the hurdles right now. 

Phoenix/Scottsdale is a great market as well, especially airbnb's during spring training. 

Since I started training in Krav Maga two years ago, I'm in the best shape of my life.

If you find it to difficult at that point, then investigate getting additional training
