I reworked 3 of 4 bedrooms (beside the Master, bedroom 2 converted to a Piano Studio with separate ext. entry, bedroom 4 to a Playroom with direct ext, access to side yard - playground) Eliminated soffits.

Then the reframing work was really tedious because we had already more or less finished the inside of the house, so all the window re-work had to be done from the outside of the house - which worked out because we were redoing the siding anyway... but it was a mess!

Here we are going into June and I-Have replaced 2 ac units 6,000 (replace 5 units in the past yr) pest control 400, electric socket reworked 600 and water heater 925 and roof patch work to name a few.

Its just this year that some of the other larger cities in the state are reworking the codes regarding ADUs and most dont have a launch date before 2020.

@Gordon Johnson if you want the water to be separate you will need a new line from the city water at the sidewalk, new in for power, new meter, new electrical panel, re-work some wiring, add water heater, re-work some plumbing; and a whole bunch more if you have central heat and air.

I still pick up a couple of shifts a month to keep my license current, but because of the flexibility and my ability to do RE work while at work it doesn't negatively impact my real estate business at all.
