The sale fell through due to unreasonable buyer demands following the inspection - first time homeowner who essentially wanted a "brand new" 70 year old home.

The property fell in my lap at a really attractive price and I thought I would be fool not to try and pursue it further by utilizing my network. 

Obviously there are a ton of pitfalls if sales fell, which is why I want to do my due diligence on the company, but it seems like a pretty decent passive investment strategy?

I fell into that area myself .

They've been consistently the lowest rate for two purchases and another purchase that fell through, as well as being very professional and easy to work with.

I had a tenant who fell and broke a hip. 

I rent to refinery contractors....welders, boilermakers, pipefitters, etc.Some guys find out about my places from the local prostitutes. 

Most things were fine, except a giant oak tree fell over.  

Were the police calls noise related.. get time and date of calls.Give her written notice of Non-compliance, Noise violation, High Traffic (unauthorized people at all times of day/nite), prostitution (more than likely).. and dont forget the trash.I'd do a letter of mutual lease termination with the notice on non-compliance, and say if she agrees to vacate, in writing within 5 days,, that's by Sunday at 5 PM you will not file eviction action on Monday at 9AM.
