I have never heard of a property management company charging a fee to transfer the property to another management company.

This means investor cannot work on the property (e.g., making repairs, managing tenants).

Reliable property management is critical because turnover can be higher, and program compliance often dictates how payments flow.

Another reason properties have been on the market a long time is unrealistic expectations of sellers.  

I would strongly advise you to pay a visit to the City and walk/drive it with someone who knows the various neighborhoods and property values.Much of our multi listings come tenant occupied.

The property is in Georgia, and the current rent is $950.00 for the property.
