I would like to notify my tenants that maintenance (exterior painting, new thermostat, carpeting, floor tile cleaning, etc) will be performed at landlord's expense.

They might agree now on an thermostat temp, but what about when there's a vacancy and you now have to "sell" this situation to a potential new tenant?

I'm concerned tenants just won't give two cents if utilities are included.....let drips happen, turn the thermostat up to 80, etc.

With separate electric heat and thermostat in each room there is no issue with the tenant not having heat when all they have to do is pay their electric bill and use the thermostat accordingly.

I thought that was nuts, ignored it and had it down to under $3k after a new gas boiler and securing the thermostat.
