Depending on what state you're in I would be trying to evict him asap or whatever the preliminary notices for that path.

I have access to the Bigger Pockets tools and use those to print out reports, would you also include tax records, preliminary title report if you have it, closing cost estimate, breakdown of renovation costs or just a grand total for your estimate? 

At least for a preliminary analysis, of course.

Hey All,Just wondering if anyone in this group of intelligent people has any advice regarding preliminary search when researching property information.  

So during the phone questionnaire, if they say they have a 2000 sq ft house, you figure $15 as the preliminary per square foot repair estimate when vetting?

In addition, we have the ability to draw preliminary site and architectural plans, do virtual renderings, etc. 

Running Fix-and-flip numbers (70% ARV-rehab=max offer) has produced numbers I can deal with financially on two "as is" properties where gross rehab estimate is preliminary $35/psf (at the recommendation of my contractor).

To me, it seems better suited to folks who are focused on retail sales, not investing, and from my preliminary exploration a lot of their training is about how to build your retail sales career (again, I haven't explored in depth yet). 

I'm currently on round 2 filtering and narrowing down the field with some preliminary questions like "have you been convicted of any felonies" type stuff.I'm not at the point when I'm ready to reach out and call a couple of these handymen to interview them.What questions would you ask?
