Information to bring to a private investor to analyze a deal?

As I analyze deals that I'd like to seek private money for, what do private investors want to see?  I have access to the Bigger Pockets tools and use those to print out reports, would you also include tax records, preliminary title report if you have it, closing cost estimate, breakdown of renovation costs or just a grand total for your estimate?  Do they want to see deals I've done on my own and how those turned out (pictures, how the money worked out on each deal)? Do they want to see my credit report, tax returns?
