What if the tenant found a "friend" who was able to bill for repairs that didn't actually happen.You need to find a reputable handyman that you can call.You won a rental property, you need to manage it, or have someone else mange it.

I also have a management company and we mange over 600 units.

In this deal I'm looking at monthly cash flow is about $400 a month (after ins, tax, repair, capex, mang costs) so I can give him $212 a month and I keep $188.1.
