Its a very livable area with easy access to most necessities and attractions. 89052 happens to be a very safe place to raise a family of course do your diligence but I think your on the right path. 

They have nothing to do with experiential type places for brick and mortar or necessity based medical or other type tenants.Big box stuff has been going vacant a long time.

Sometimes people do bad things whether is because of necessity or just because they can does not change that they are doing the bad things, so do not take responsibility for those actions, learn to be more vigilant and go on. 

Not to mention tax districts - though AL has some of the lowest property taxes in the nation, you still don't want to pay more than you have to.It may be that investing in another country is a necessity for you -  I don't know anything about the Israeli market.
