It took patience, being willing to rehab a house, and airbnb but we have our our own space and are doing great with only 2 bedrooms to rent out too.

And there is a laundry list of existing professionals in this space to replicate from. 

At the time, we were not thinking as investors and primarily focused on buying a modern, pretty property under $1M.

But thats value add in the land and Timber space..

Thanks Bill, my biggest concern is the space for the Washer and Dryer isn't big enough.

I am not interested in this space as a "get rich quick" solution but more so about developing and growing assets over time and eventually trading up into better assets that can provide the cash flow I need to accomplish my goals.

If you find a separate habitable space, the ADU cost is significantly less.  

I'm also working on upgrades for THE MTR Connect - better scheduling, automations, guest speakers, social media - all to help promote the collaborative and supportive space my colleague @Jamie Banks and I have created.

My experience says that the smaller the industrial space the greater the demand. 

Two of the biggest players in this space just folded.
