All in all it ended up taking just over 2 months to get the plans approved because everything had to be done by email.

This could also hurt my debt ratios if I go to borrow on another investment somewhere like my plans for the STR.  

Hello, due to a hiccup on my personal credit history I am having issues getting approved for traditional financing outside of an FHA which I do not plan to use as I am not going to owner occupy.

Learn from your family and on your own by going to different meet-ups and having conversations with agents, other investors and anyone else in the industry to hear about their experiences.Make 2025 a year of planning and how you will go about that plan. 

It has a full studio casita out back that will be an LTR.I plan on buying 3 or 4 investment properties this year after I learn more on the co-living marketing and rent collection side of things.

And don’t skip the due diligence—inspect everything and plan for unexpected costs.Take it one step at a time, and you’ll do great.
