I see that kind of structure (maybe different splits or thresholds) with first time LPs - it's generally simpler and easier to understand.

I also don’t like out of state investing especially for the first because part of what you are doing especially with the first is learning—it’s a easier to be responsive in your backyard.What I like about this plan is it is a good entry into residential real estate.

Purchase is ~$500k and rental income will be ~$100k.Also rates may go down resulting in increased cash flow via a refinance.The answer to your question is there are a lot of different ways to make money via RE investing, but it used to be easier to find deals that work.  

It is harder to sell on the back end, but I do feel like it is easier to negotiate nowadays.

I'm hoping this makes it easier on all of us. 

Plus smaller municipalities are usually easier to work with.

Very tough market for cash flow obviously and remote investing has never been easier
