To be honest, I was like that when I bought my rental.

What was important was Trust, good planning, good communication, honesty, integrity of all players, your prior due diligence, personal awareness & to just proceed w caution on each step yes... but move forward and Proceed on!

I went home and decided to mention it to my girlfriend of 3 years who didn’t understand the first thing about properties, and the only thing she said at the end was “To be honest I don’t see how all these headaches and risk are worth $600/month” I then tried to explain the tax advantages and that even went further over her head.

I have seen rents rise obviously and to be honest I do think it's affecting the quality of people that we are able to get into a home. 

I'm going to be honest, I don't trust anyone.

Due care, loyalty, honesty, confidentiality, good faith, disclosure, etc.He's right that agents ask for buyers to sign a "Buyer's Broker" agreement to ensure that if the client buys a property, that they will buy it through that agent - the agent who has most likely invested significant time, effort and expertise with no assurance of getting paid.

Probably honesty is the best policy unless you are worried about being taken advantage of. 

I will spare you all the internal struggles of my conscience on the ethics and honesty of wholesaling generally, but that being said, the legality of wholesaling has never been an issue.If there is indeed a statute in Florida that makes a private real estate contract between two parties illegal or prone to lawsuit, then I want to know; we all deserve to know.
