Cash Buyer Protection

Hi everyone. So I'm about to do my first wholesale deal. I'm going to be honest, I don't trust anyone. I've read plenty of articles on here about protection from cash buyers going behind my back but no one is really saying anything useful. So my question is, is there a contract that I can get from RocketLawyer or on the internet that protects me from the cash buyer talking to the realtor or seller and making a separate deal even when the house is under contract. I don't want to give the buyer(s) the address to the house until they sign this contract. I need something that says "You can't talk to the seller or realtor without me being there and you definitely can't try and make a deal behind my back" (obviously not in those exact words). Please be specific and straightforward.
