The leak was coming into the kitchen and on top of the refrigerator.

If we lived in Satellite, we probably would get gas and use the Commissary more. 

If you wait 30 years to start budgeting for a roof, the house will rot into the ground from leaks before you have accumulated enough to replace it.

They brought in a "plumber", said the house had multiple leaks in the pipes, needed re-piping and concrete broken up to fix the second leak.

If you have natural gas to that spot for a tanked unit, swapping to a tankless is cake.Insulate the garage door if that isn't done.If you are local and handy, you can do a DIY mini split in there for under $1000.

If you find that you need to replace cabinet boxes, home depot sells unfinished birch that paints much nicer than the oak cabinets available at menards or lowes (oak can have tannins leak through and yellow the paint if not properly prepped if you use regular paint).
