Investor friendly REA can encompass several different characteristics but they tend to have some experience with identifying investment properties by evaluating the numbers (i.e., capitalization rate, return on investment) and/or working with creative financing.  

I have a nonprofit organization that is designed to grow and rebuild communities from donations and grants; and will encompass an apprenticeship program were youth will gain experience and be certified to better their future all while increasing community value and better homes for those who are in need.Any ideas on this?

This certainly isn’t designed to be all-encompassing but maybe with some good luck and hard work you will have a great partner for years to come.

In Fulton there are some nice areas and then some really, really bad crap holes that you wouldn't even drive down the street with the windows up and the doors locked.For Atlanta we have the MSA ( metropolitan statistical area ) that encompasses over 20 counties.

And what I'm getting at really encompasses everything from taxes to insurance, but above all...budget!

Expenses encompass most other things:  taxes, insurance, maintenance, property management, lawn care, etc.When we talk about the 50% rule, we're talking about the following three things that typically encompass about 50% of the gross rent:1.

Definitely very high crime rate in that section of town.  44112 zip code encompasses most of East Cleveland and a small portion of Cleveland. 

Unincorporated CC encompasses much of the city of Las Vegas.

I can see how it could have been confusing as it doesn't encompass the entire picture.
