., find your own cleaning crew (preferably an individual or small group that you can work closely with), find a local laundry service (don't pay your cleaning crew to wait around for towels/sheets to dry), electronic locks (keys suck).  

I usually get my deals off of the MLS because I am a real estate agent, but the deals are drying up fast.

The frame on one of my windows (upper duplex) is completely rotted - thinking it needs to be replaced.

@Marvin McTaw It needs flooring (cracked tile) there's some wood rot in the rr, needs all new doors, big thing is it's window units not central ac.

I j have been through eviction process several times but it was for no payment which is much more cut and dry and simple...I'd be interested in hearing what others have to say as I am not sure what the cause for eviction would fall under in this case?
