Then I ask things like why are you leaving your current apartment, how much were you paying, how long are you looking to stay, if they have any pets, do they smoke. 

What in the world are you smoking?

I have no dog in that fight but there is definitely a lot of smoke.

In my for rent ads, I post a little about my criteria and then ask if they smoke or have any animals. 

When you do your renewal, I think it would be worthwhile to review the important points you want to get across: no pets, no smoking, pay rent on time or consequences would be X, take good care of the house, you will respond in x amount of time for repair requests.

I make sure to check all smoke detectors, sinks, toilets, electric, etc.

Imagine these scenarios...If there is a fire, smoke damage, water leak, toilet over flow, burglary, etc and the tenant's property is damaged - do you want them looking for you to pay for their stuff?

I spent 30k to fix it up including a new roof, painting over strong smoke smell, and converted an office so it was a 5 br and slept in the new bedroom and rented out the other 4 to young professional women like myself.

It has a closet, smoke detector, overhead light, multiple electrical receptacles, and two sets of windows.
