Yesterday, I had a great chat with a realtor, 20 minutes after I found out that the prop he listed was in counters and was a transaction between two chain smokers. 

This door also usually starts out as glass, but usually the first time after a junkie smashes the glass pane and crawls in to rob the place of a couple packs of cigarettes, cthe steel of the glass door frame gets a steel plate welded over it and is held open from the outside with a rope that attaches to an eyebolt driven into the side of the building.

There is a strong cigarette smoke odor so I'll be doing whole house paint including the ceiling to attempt to cover it up. 

I spent years advertising on CL and Zillow and found that 85-90% of the people didn't even read the ad....they just saw a unit was available that matched their price criteria and they called.........Just so I could explain to them that in the first two sentences of the ad it says, No smokers of any kind, no felonies or evictions ever, and your gross monthly income has to be 3.5x the rent.    

Here's the questions:  She is a smoker. 

Examples of recent observations: I have a no smoking policy and the viewer greets me smelling like they just smoked a case of cigarettes or I notice a family talking by the car after a viewing and I see them pull out cigarettes and start smoking.

Here are the items I'm looking to address:1) Completely gut and redo one of the units (1 bed, 1 bath) - The current tenant is a chain smoker and we were not able to get into his unit prior to an accepted offer. 

These are adults if they’d rather buy beer and cigarettes than protect their belongings that’s their own darn fault

I found what seems to be a good deal except one of the bedrooms reeks of cigarettes.

Mind you, her flat roof caving in literally, and her units smelled like money, cigarettes and animals!
