We have been in the Smokies a long time, and many guest accidents, some of them life threatening over the years, could have been avoided with an annual risk management walk-thru:- Loose or rotting steps- Nails poking up through deck boards- Stinging insect hives or infestations- Ceiling fans that are barely hanging on- Loose deck, stair, and landing railings- And oh, about a hundred other things!

If there's  appreciation events around the corner or an opportunity to increase the rents in an established market where the portfolio will be difficult to replicate, find a way to hang in there.

However if I get something totally cold from some call center I'm immediately hanging up and blocking the number. 

If they don't hang up or don't say no, you need to keep asking questions and qualify the property for condition and the seller for motivation.

So let's get down to brass tacks.

Hang in there!

Sharkbite did release a new reinforced press on fitting but I don't yet trust it enough to use one behind a wall.Plumbers in my area also prefer plastic fittings over brass due to hard water although I have yet to see a brass fitting fail locally.

If they don't hang up or say no, engage with them.

This way, you can live in one unit for free or very cheaply while you get the hang of being a landlord and grow your money in the property.

Nothing better than hanging out in the hot tub and watching the deers walk by!
