It isn’t all 🌽 and beans here, but there’s a thriving millennial market, aided by the population/demand of Drake University, Iowa State University, DMACC, Grand View, and Central College students, insurance market (one of the largest in nation, as seen in population of actuaries here, and Drake churns our pharmacists like no other due to their 6 year program), and the building of Facebook, Apple and Microsoft server centers around here due to nice tax breaks.

It just sounds like you're telling every investor they are doing something wrong and no one so far in this thread has come to your aid.

My fiancé and I are not marrying now because he has good income and I will not get any college financial aid if I marry him.

Are there any types of grants or financial aid to new investor/homeowners?

For example, a stabilized NNN Rite Aid acquisition will lend much differently than a ground-up multifamily development. 

I am hoping the education and access to MLS will aid me in finding better deals. 

One thing that I have found out that because I live in a community state (Texas) I was turned down on getting any financial aid from the SSA because in their opinion that my wife made too much money and so they turned me down even though I have been paying them taxes for years   I was 54 then and had been working since I was 14.
