Needless to say, he's still in the house and we don't make much on it after taxes/expenses each year.I moved to Tacoma, WA around 2012 and immediately wanted to start searching for a SFH that I could do some rehab work on and then sell when I was ready to move. 

Recently picked up a deal in South Tacoma that has potential of subdivision.

I'm in contract for a mobile home park south of Eugene, and looked at one in Tacoma with a group of investors.

I make deals.Then after much thought and spreadsheeting I decide- **** Tacoma.  

Looking into Tacoma and Dupont area for some cashflow.

Bought a SFH in Tacoma (one block from PLU) earlier this year for $124,000.

I plan to move to the Seattle metro area between Seattle and Tacoma when I get out.  

If they are required to purchase their own fridge/washer/drier and use professional installers/movers to put it in (put professional installation in the lease), this guarantees a tenant that is not living month to month, and that they will want to be here a while.This automatically weeds out many people that are more likely to be problem tenants. 

It doesn't seem like I can find any good deals near me but I also have a lot of family and grew up in the Tacoma area.
