Cash out refi before 1031... oops?
Okay so here is the timeline...
I kick off a bunch of cash out refinances in western WA to purchase property in eastern WA. While on the drive I listen to the entirety of the Get Rich Education podcast. My brain explodes. I back out of my deals in eastern WA and give up my earnest money. I drive to Memphis. I make deals.
Then after much thought and spreadsheeting I decide- **** Tacoma. I am going all in on Memphis. And I put the first of the Tacoma properties up for sale.
I *OF COURSE* want to 1031. I know they frown on cash out refi right before. But A) I had a compelling business reason and B) I actually did redeploy the money into real estate even if it wasn't in the 1031.
How much trouble do you think I am in?
