I'd require the new occupant to "apply" , then run them through the normal credit/criminal/sex offender checks and *if* the person qualifies, write a new lease for the remaining term & require both to sign the lease.

Her husband is in the area; go see him, and definitely don't skip the background checks and check the sex offender websites.  

But without the sex tape ;) 

What the property manager must screen for in addition to a detailed credit inspection is: • Criminal history (national, state, county, city and sex offender).
