I spoke with a financial planner once & they just wanted me to buy life insurance for myself with it.

This is a question for the city planner, or if you don't have time to go to city hall, an architecture who is familiar with San jose. 

Does a profession like a "certified real estate planner" exist?

We had a client ready to purchase in the PB area with the intent to max out the FAR and after reaching out to our city planner we discover it was not going to be that simple. 

@Randy Bloch - if you are having a hard time finding a financial planner, I recommend you look for a fee-only (not fee-based, as this only means they also accept commissions and will also sell financial products) financial planner.

It shows your asset allocation and holdings and has a retirement planner that you can adjust based on your goals.  

generally speaking this would need to be done with either seller financing with release clauses or all cash .Major issues are going to be zoning and what can be done.. target props you like get feedback then go to the city or county whoever is the controlling agency and ask to talk to a planner this can usually be done over the counter will give you a quick look at what can and cannot be done. 

If you are looking for higher level financial goal setting, planning for the future, and investment advice, you would be looking for a financial advisor(I prefer the term financial planner).
