I ran a spreadsheet on my kind of investing and didn't help to have a Solo 401(k) with it's limitations and rules. 

I ran a junk removal company during the downturn and own a (very small) trailer park up north.

Peter has already covered this for at least Texas in my TAR a notice is not required if you are checking the condition of the property which makes sense bc then if they are not upkeeping the  property then they can tidy things up hide hole etc prior to you showing up.I will say I ran into problems with my current tenant on this they are NOT happy and expressed frustration that I would be showing up unannounced. 

I ran the report again, accounting for us paying for WSG and 10% management fees just in case (I don't plan on moving out of the city any time soon), and the numbers are definitely worse.

Gary , I am not sure about NJ but I know I ran into a similar situation.

I ran the numbers several different ways and came up with a percentage between 40 and 50% DTI.

Entitlement Culture. 

I ran the numbers again and found that it is only going to cash flow around $100 a month.

Especially if that’s the culture in all local MHP’s in the area.I’ve heard people have success with offering a proposal of having their payment be the same and they own the house in x years - therefore reponsible for repairs and get to be proud homeowners!
