Discovered this opportunity while driving for potential properties and successfully negotiated with an out-of-state seller who had limited English proficiency.

Currently using excel with multiple spreadsheets and box.com to keep expense records, needing something more proficient.... we are testing out flipperforce on our next flip, but there are some features missing that I feel will keep us from sticking with FF.

Costs me time and aggravation.All of these little things add up to extra time spent on unnecessary tasks that could be streamlined.I am willing to pay for proficient automation. 

The reason is that LA has state income tax while FL does not, and LA accountants are more likely to be proficient in LA state taxation.That said, a competent accountant from South Dakota (assuming they even have accountants up there) is way better than an incompetent local one (and those are always available).

I've become very detailed and proficient in the technical and legal side of what I do.

I lived in Japan for a few years and would love to host some Japanese kids while also keeping my Japanese language proficient.

I learned how to do it myself, made a few mistakes but now I proficient and fast.

I'm not a proficient in these special interest districts so I'm not sure how that would work. 

@Mona Ghai Tax sale foreclosures are a niche business in the legal industry and to become proficient will take you years of study and work. 

It's amazing how proficient at following your helpful directions some tenants can get when they realize that you are not going to rush over there for every minor thing.
