But using my west coast knowledge, the most expensive US neighborhood, the 1/1 rent that comes with CAT-6, electric charger for Tesla in places like Mtn View, CA the rent is probably lower than 2.5K.

Honestly if you can afford it i would invest in electric, Ive been a realtor for about 3 years now and my biggest expense at first was gas to travel all over my area, quickly i started thinking of better ways about it and i bought a used Chevy Volt for 14k which is electric with gas extender if needed. it had 38k when i bought it almost 3 years ago, now it has 141k, so in 3 years i put over 100k miles on it and about 90% of that was all electric, because i took extra steps and invested in a faster charger so i could have it fully charged between appointments, and i purchased 2 solar panels and a grid tied inverter that offset my electric bill back down below what it was prior to using electric to charge the car.

.- Just a heads up on Venmo, I was told I couldn't use them to charge rent (or any other business to consumer application)  see this link:https://help.venmo.com/hc/en-us/articles/210413987...Also, even if you are able to use them, they have a weekly limit on the amount you are allowed to transfer from their system to your bank ($1000, then $2999 once verified), and also an initial limit of what your tenants are able to transfer to you ($300/weekly which I think they can increase)- neither of those limits would have worked for our business.

The Cap Ex costs consist of site preparation (location for charger(s), spaces, signage, running power cables, etc.), electric vehicle supply equipment (EVSE) costs (physical charger hardware, etc.), equipment for usage monitoring/billing, permits, etc.

There's a value add play I'm considering for an 18 unit class C property in Baton Rouge, and I like the thought of being able to charge rent on a per room basis and that we could require parents/guardians to co-sign the lease with the student.

I noticed a few places pay the water but the utilities are largely left up to the tenants in nearly every ad I have seen so I am assuming I can charge rent and utilities.
