You'll need a realtor for the lease up, you'll need a background check service, I would place a Blue I Box so only realtor can access with a rental prequalified tenant. 

You can study them as well as play around with numbers to help determine what an appropriate buy box for you would be.

You gotta dive right in and start running the numbers on properties until you find one that checks all your boxes. 

Dont get hung on the number value of a rate on a loan estimate - figure out what you're paying for that rate- Read up on the differences between boxes A, B, and C on a loan estimate.
