My number one goal for 2018 was creating a financial plan for my fiancee and I to support our early retirement goals, and that led me to real estate. 

I thought it was pretty awesome that my landlord lives in Brazil, works a full-time job, and has a steady monthly cash flow from his rental units - that led me to discover BiggerPockets!

That led into the next 6 more, all in Brooklyn, NYC.Fast forward to today, I'm millions richer than all the friends and family that didn't want to unclog toilets in the middle of the night.AND to this DAY, I have never had to unclog even ONE toilet!

What were some of the major factors that led you to invest in the areas you're in?

These are regular 2.00 LED A19 bulbs.Is there any recourse here? 

After speaking with you and others on BP and some personal conversations I am led to believe that tenant quality and ARV won't be an issue moving forward so Germantown looks like a great option for me. 

I called them and subsequently called FHA who told me to call my current lender but also gave me advice that led to my same conclusion:All FHA AirBnb rules seem to be specifically geared towards my unit that I live in.

Having said that, I would place more of the blame on the real estate market self-reinforcing the current environment where property values increased and banks were willing to lend on higher values which led people suddenly being able to access more money which in turn led to more money being spent on buying real estate.

, which led me to believe that a down payment was not required if the lender is using LTV not ARV.

Ironically,  it was my agent who turned me on to BP, which in turn led to my change in strategy :)
