roll the dice 2 my grandma (who's 82nd birthday is today) best friend moved in with her kids and is going to sell her old house. 

Groups for events e.g weddings, bachelor parties, birthdays etc. require larger accommodations4.  

foreclosure lead, vacant and owner deceased. found out house is in a trust and that the only living son gets control of the trust on his 35th birthday. he's currently 29. until then, his aunt is the trust executor. his aunt lives in Lubbock so I did an overnight drive and got a hotel.

Over the last 7 years have had an occupancy rate between 75-90% slowest time period being Aug&Sept, but do get many bookings from families visiting parents, those looking to purchase and those coming in for events like 85th birthdays and yes,  funerals. 

A few ideas that have served me well:- Go above and beyond when wishing all friends a happy birthday on Facebook, try to get conversations out of it- Try to solve people's problems like helping them find a car, rental unit, handyman, or whatever they post about- Post everyday but limit real estate focused posts to just once or twice per week- Make fun survey questions and engage with other people's survey questions a lot- Join local community groups and post about the service, projects, and cool things you're doing with the free time you now have as an agentPeople typically only have the mental capacity to think of one or two people when you say the word "Realtor."  

I have a current goal to have my first rental property running before my 21st birthday which is in April of 2023. 

I've stashed enough money and been working on everything in the back end to be able to purchase my first property this year before my 25th birthday. 

I'd love to purchase your 2 tickets since I'm headed that way for a birthday vacation any way.

So aside from the skill and experience (which is where I would put most of the value of a great agent) you also have the hours you have to put in, 7 days a week, while you are at work, while you are at your sons birthday..- Liability.
