The Villages, FL - Occupancy Rates Data
Hello,
My wife and I are considering a home purchase in Sumpter Landing within The Villages, FL to use as a STR. We are aware of the variance in demand for STR depending on the month/season but are hoping for more information regarding occupancy rates (particularly for the lighter months June - October) before moving forward. I checked out the AirDNA website and while it looks like it provides a wealth of information, I'm not sure the cost is justifiable at this time as this would be our first investment property and we are not necessarily married to The Villages for future investments.
Any suggestions the best way to obtain information regarding Occupancy Rates?
Anyone have any experience as a host within the Villages?

Hi Anthony, I have 4 str homes walking distance to Lake Sumter Landing, I am happy to help you with any questions. We started purchasing from 2015-2021. ROI is dependent on the price you pay for the home( if you have a mortgage). We purchased ours prior to the bubble so our numbers are definitely more favorable than the going rate now. Over the last 7 years have had an occupancy rate between 75-90% slowest time period being Aug&Sept, but do get many bookings from families visiting parents, those looking to purchase and those coming in for events like 85th birthdays and yes, funerals. There is an amenity fee that includes the cost of free golf on the executive courses, and activities, but also includes you water and irrigation costs. There are no short term rental restrictions, as The Villages themselves hold Lifestyle visits for new comers, usually in the newer areas to entice purchasing new builds. Be aware of the bonds charged on the new builds, they can be hefty. If you find a home in the more northern area(Lake Sumter) those bonds may be paid in full.
