With rates being high and having PMI, this is what pushed me to lean 20% vs. 5% or 10% because I would get much higher cash flow, and seemingly CAC returns as well.

There's just a lot that I don't know that I don't know.My advice to anyone who insists on doing their own marketing would be to learn the metrics of marketing (PPC, CAC, ROI), then venture out to see if you can meet the industry standards with a little testing money, but hire an agency also, and you can determine if the difference in returns is justified by the higher cost of the agency.Unfortunately, lead vendors and ad agencies can be difficult to deal with, and even harder to find a good one.

As someone else mentioned, you don't actually have to have a CAC or DD-214 to use those, so you might get civilians looking.

I'm willing to work with off markets deals. so yeah, please dm me if you have and would be interested with any good turnkey(I can accept some TLC types). 20% cac returns can be tough. but with appreciation and cac returns I have seen 35-50% returns on my previous deals.
