Sorry for my Saturday night soap box; I'm not sure if it answered your question.  

Someone took the little basket that holds soap and shampoo and the sign on the back of the toilet and placed them waaay in the back of the bathroom cabinet.Someone removed the tiny little LED lights I have on this 8 foot tall fake ficus in the kids bunk room and put in on the deck.

If you're worried about hurting your friend's feelings, offer to have him refer you out to another agent and he'll get 25% of that commission.Anyway, enough of my pessimistic soap box. 

I do have a warehouse and tend to over supply some things I know will need eventually, like TP paper towels, kleenex, shampoo, laundry soap, etc.

Since most leases expire the day before their anniversary, they are less than one year long and the 28 day requirement would apply unless the lease is terminating for the tenant's refusal to renew.

Have soap and towel, face masks , you dont know how the tenant lives . 

In my STRs, I have a little store at one property with eggs, honey, soaps, etc and that has done extremely well.

After the initial set up, I go to my STR before the busy season to take inventory of linens and consumables like soap etc, replace or repair linens or small items, touch up paint, and get my eyes on the property to make sure everything is in good repair. 

So be careful as a newbie not to get suckered into losing too much money that way either.Enough soap boxing on my part!

I am not one of those people and I distrust anyone who preaches morals from high soap box.
