My credit score does have a roller coaster look but I only worry about it when I am looking to really finance something for my personal life.

What you get when you let a tenant paint is roller-marks of the wall color on the ceiling, drips and runs, patchy covering, spilled paint, silly accent walls/ too many colors, uneven lines on edges and in corners, splatters, blistering, bubbling, peeling, the wrong sheen, visible brush marks and roller strokes, trim painted the same color as the walls, electrical outlets and switches and even light fixtures, vents, cold air returns, fart fans etc. all painted when they shouldn’t be, not enough coats where paint actually should be, and terrible color choices (almost always too dark or too weird).

Dave Ramsey likes to skate over the fact of things paid off have larger tax implications.

Next issue is belts or rollers on the drier.  

@Alan DeRossett - this was under at least 7 layers of paint, i even tried those little pin punch rollers and remover spray.

So alot of people are screaming the sky is falling on STRs, but really it is welcome back to the seasonal pricing and occupancy roller coaster ride of STRs that have been around for decades.

First, that's what you can afford, secondly your new and you have no idea what the roller coaster feels like yet so sitting in front raising your hands on the big drops and enjoying it may not be the case. 

So it’s been a roller coaster of emotions.

I could skate by a few months but if I had to pay the whole mortgage on my second one it would really suck.
