I know too that with all these professions (realtors, LOs, insurance agents) that considerable time is also spent with prospects or clients where they do not get paid at all.  

What are the common professions of the tenants?

It is a whole new profession/trade and it should be taken as such...

He's just like "I make $300K per year from my medical profession job, I'm going to make my life simple and aggressively pay down the mortgage, then do it one more time on another property, and that's it - early retirement." 

If anyone who professes to teach you something about real estate cannot or will not identify 10-20 specific, verifiable addresses they currently own and rent out, or have flipped, or optioned away or syndicated or whatever, they do not deserve any of your money. 

Hmmm - "Wholesaler" has long been one of those professions that has a high turn-over as it becomes known that it isn't as easy as told.

Not meant for doom and gloom but meant to shed light on our profession.

And if all fails, I could sell after I graduate, and take the proceeds and pay off my high student loans if needed, or just "level up" to a different asset class when I am in another profession. 

But put a pen and paper in his hand and it was a lethal combination in his profession.
